Carmel Valley is newer than most of the county — master-planned hillside neighborhoods off Del Mar Heights Road and out toward Pacific Highlands Ranch, where homes sit on graded pads cut close together. The lots look clean, but the ground underneath them is the work.
Almost all of it is expansive clay that swells and shrinks with the seasons, on slopes that drain toward the house next door. That is where most backyards fail. We engineer the footings, size the retaining walls, and route runoff between tightly spaced homes to a real outlet before anything visible goes in. On top of that, nearly every neighborhood runs an HOA design review with rules on height, materials, and the view corridors neighbors are entitled to keep.
