Carmel Valley builds for clay, slope, and review.

Carmel Valley is newer than most of the county — master-planned hillside neighborhoods off Del Mar Heights Road and out toward Pacific Highlands Ranch, where homes sit on graded pads cut close together. The lots look clean, but the ground underneath them is the work.

Almost all of it is expansive clay that swells and shrinks with the seasons, on slopes that drain toward the house next door. That is where most backyards fail. We engineer the footings, size the retaining walls, and route runoff between tightly spaced homes to a real outlet before anything visible goes in. On top of that, nearly every neighborhood runs an HOA design review with rules on height, materials, and the view corridors neighbors are entitled to keep.

Structure first, every time. We solve the soil, the slope, and the review board before we build the patio you see.

Carmel Valley questions.

Yes. UltraScape has built outdoor projects across San Diego County, including Carmel Valley, since 1984 — from the master-planned hillside neighborhoods off Del Mar Heights Road to the newer parcels near Pacific Highlands Ranch. One in-house team handles design, engineering, and construction, so the same people are on your lot from the first visit to the final inspection.
Most Carmel Valley lots sit on expansive clay that swells and shrinks with moisture, on graded pads cut into hillsides. We start with soil and drainage, not the finish. That means engineered footings, properly sized retaining walls, French drains and swales that carry runoff between tightly spaced homes to a real outlet — so the patio and pool above them do not crack or settle later.
Yes. Most Carmel Valley neighborhoods sit under an HOA or master-association design review with rules on height, materials, and view corridors. We prepare the submittal package, carry it through architectural review, and pull City of San Diego permits and inspections in-house. You are not left chasing the HOA board and the City yourself.
Three show up most: expansive clay soil on graded hillside pads, slope drainage running between homes spaced close together, and HOA design review that limits height, materials, and protected view corridors. We engineer for the soil, route the water to a real outlet, and design the build to clear architectural review before anything visible goes in.
