Rancho Santa Fe builds for scale, review, and water.

Rancho Santa Fe is estate country. Lots run from one to several acres, much of it inside the Covenant, the rest stretching east into ranch and equestrian parcels. The acreage that makes these properties what they are also makes them harder to build on: long driveways, big grading moves, and water you have to manage yourself.

Most of town sits inside the Covenant, where the Association’s Art Jury reviews site and exterior work before a shovel goes in the ground. We prepare the grading plans, material specs, and site drawings that review wants, and carry the project through it alongside County permitting. On well and septic estates there is no city storm drain to tie into, so every drop of runoff is engineered to stay on the property. Eastern parcels add fire-zone defensible-space rules to the same plan.
