Scripps Ranch sits up against the canyons, with mature eucalyptus on many lots and open space at the back fence. That setting is the reason people buy here, and it is also the reason the build has to be planned before the patio is poured.
Much of the community falls in a very high fire hazard severity zone, which means defensible space rules along the canyon rim: clearances, plant spacing, and noncombustible finishes near the house. The same lots usually slope toward the canyon, so runoff has to be graded and piped to a controlled outlet instead of sheeting over the edge and eroding the rim. Add HOA architectural review on most streets, and there are three approvals to clear before a shovel moves.
